Project Description

This building is a five-story 128,500 SF "Class A" medical office space on United Hospital’s campus. It is a steel structure with an exterior skin consisting of precast, punched glass openings and front entry five-story curtain wall. The site consists of a drive-under drop-off area, front entry plaza, both of which have in-slab radiant heat tubing, and a private side courtyard with pavers and landscaping. The front lobby is a four-story open atrium consisting of terrazzo flooring, stone columns, precast panels, a three-story split face and polished granite water fall feature and a built-in fireplace. The center will be connected to United Hospital’s ramp and hospital corridor systems via a new skyway across Smith Avenue.

Transparency.
We share our financial models with our clients. We discuss and negotiate appropriate profit margins and fees, rather than camouflaging them in lease rates.

Expert Advice.
Our open approach is complemented by an extensive skill-set with expertise in finance, land use, entitlements, architecture, public finance, market analysis, and capital structuring.

Respect.
Every development project is a partnership. While financial success is essential, our goal is to earn our client’s long-term trust and respect.
